Gas Station, Liquor Store, and C-Store Sales in Sacramento and Northern California

Gas stations, liquor stores, convenience stores, and motels are some of the most sought-after small businesses in Northern California, and some of the most complicated to sell. Team Singh at HomeSmart ICARE Realty helps owners sell, and buyers purchase, gas stations, liquor stores, and c-stores in 27 counties across Northern California. Breeze Singh (DRE 01981870) and Raj Singh (DRE 01998314) price each deal on what an SBA lender will finance, handle the ABC license and fuel-site steps through escrow, and keep the sale confidential with NDAs. We speak English, Hindi, and Punjabi.
How do I sell my gas station in Sacramento?
1. Private review of 2-3 years of tax returns and P&Ls, fuel gallons and margins, inside sales, lottery income, your lease, and equipment.
2. Price to the lender: a price an SBA buyer can finance, using debt-service coverage.
3. Station items: fuel supply agreement, underground storage tank (UST) records, and environmental reports. Buyers' lenders usually order a Phase I environmental site assessment.
4. Anonymous marketing with no name or address. Buyers sign an NDA before they get the Offering Memorandum.
5. Screened buyers only, with proof of funds or lender pre-qualification before any visit.
6. Escrow through keys: lender, landlord, fuel supplier, permits, and license transfers in one place.
How do I sell my liquor store in California?
The sale must go through escrow, and the buyer must apply to the Department of Alcoholic Beverage Control (ABC) and be approved before the license transfers. ABC's review often sets the closing date, so we file as early as the deal allows.
How does SBA financing work?
Most buyers use an SBA 7(a) loan (up to $5 million) with at least about 10% down. Business-only loans usually run 10 years; loans that include real estate can run up to 25. Lenders underwrite tax returns and typically want a DSCR of at least 1.25.
What is my gas station or liquor store worth?
We price on debt-service coverage (DSCR), not a multiple of seller's discretionary earnings: recast cash flow, divide by the lender's required coverage, convert to a loan at current SBA terms, then add the buyer's down payment.
Do you keep the sale confidential?
Yes. No name or address in listings, a signed NDA before the Offering Memorandum, proof of funds before visits, and visits by appointment.
